Addition one, supply scan, module 15

Specification

  • Ingests: listing portal feeds, developer inventory pages, brokerage availability submissions, and outbound voice calls placed to a maintained broker register including local firms holding off portal stock.
  • Produces: a candidate building record per micro-market carrying area, floor plate, grade, vintage, asking rent, time on market, competing availability in the same micro-market, and the source that surfaced it.
  • Joins to: module 01 demand output, so candidates surface only where unserved requirement volume justifies them.
  • Consumed by: the real estate and investment committee, as an acquisition brief rather than a market report.
  • Depends on: the broker register being maintained, and on a defined outbound script that asks a supply question rather than delivering a tenant.

Why it matters commercially

Site sourcing currently surfaces what the brokerage channel chooses to surface. Independent visibility of the same micro-market changes the negotiating position on rent and fit-out contribution, and it is the difference between an intelligence-led site decision and a broker-led one.

Addition two, United States origination system, modules 16 to 18

Signal set for module 16

India intent is the qualifying condition, not space requirement. Six signal classes, each dated at capture, each carrying a confidence weight.

  • Capital events with a stated India thesis. Funding rounds where expansion or offshore development is named in the announcement or the filing. Highest conversion, shortest lead time.
  • Global capability centre announcements. Public statements of intent to establish, frequently before a city has been selected, which is the point of maximum influence.
  • Offshore hiring activity. India-located roles posted by a company with no India entity, which reliably precedes an entity by one to two quarters.
  • India-origin leadership. Founder or executive with India background, treated as an affinity weight rather than a trigger on its own.
  • Existing Indian subsidiary or vendor relationship. Distinguishes expansion from first entry, which changes the entire conversation and the module 17 answer set required.
  • Supply chain and policy exposure. Sectors under tariff, export control or concentration pressure, where the India decision is being forced on a compressed timeline.

Sector weighting

Sectors are scored on observed India entry rate and on median time from intent to operation. Software and financial services back office convert fastest. Semiconductor, hardware and regulated healthcare carry longer timelines and higher value.

Contact protocol

Consent recorded before contact under United States rules, which differ materially from India. First contact by voice in market-appropriate accent and business hours. The call objective is a booked meeting for the named team, qualifying intent, timeline and scale.

Module 17 content base

A maintained comparison across the eight operating cities on all-in cost per seat, talent pool and cost, connectivity and typical timeline. Entity, tax and regulatory answers held as structured content under named professional review. Every answer carries a review date.

Module 18 crossover control

Three defined triggers: a stated requirement, a timeline inside the agreed horizon, or a site visit request. On trigger, the India team receives the complete record including every city weighed and rejected with reasons. Time in handover is measured on the same basis as inbound response time.

Positioning note. The proposition is time to operational, not time to lease. A company deciding in one quarter and needing to operate two quarters later has a sequence of dependencies of which space is one. Owning the sequence is what determines who holds the relationship when the requirement is finally issued.

Addition three, content system, module 08

Specification

  • Ingests: conversation transcripts across all modules, aggregated and anonymised at source; monitored market discourse; competitor publishing feeds across a named operator set.
  • Produces: theme reporting on what occupiers actually asked, ranked by volume and by rate of change; competitor content scored on format and measured response; draft assets against a house rubric.
  • Controls: no asset publishes without human approval. No client is identifiable from any published output.
  • Feeds: module 17, since occupier question themes are the raw material of a credible advisory content base.

The quality gap, stated

The generation mechanism works. The output is not yet at publishable standard. The deficiency is craft rather than capability: hook construction, retention structure through the asset, and format discipline. Bought once as a codified rubric, it applies to every account.

Next, predictive spend model

Specification, and its precondition

  • Builds on: four quarters of channel-level spend paired with downstream qualified requirement and signed outcomes, which the platform begins recording from day one.
  • Produces: expected qualified requirements per unit of spend by channel and by cohort, with a confidence interval.
  • Sequencing: a month twelve build, once the recorded series is long enough to stand behind the output.
  • Distinction held: reallocation is arithmetic on observed conversion and is available today. Prediction follows once the series supports it.
